Eastbourne is where O&S does more work than anywhere else. We are based in Polegate, just up the A22 from the town, so a job in Meads, Old Town, Hampden Park or Sovereign Harbour is a short run for the vans and an easy one to keep an eye on.
We are a family run firm with more than three decades of combined experience across the team. We work for homeowners, landlords and businesses across the town, and because we have qualified electricians in the same firm, the wiring on any job is handled by our own people rather than passed to somebody else.
Eastbourne grew as a planned Victorian resort, and the town centre, the seafront and Meads still carry that stock: tall bay fronted terraces, large detached villas, and a lot of properties long since divided into flats. They were built well, but they were built before cavity walls, modern damp proofing and anything like today's wiring. Renovating one properly means dealing with what is behind the plaster first, which is the kind of job we are set up for.
Old Town sits older than the resort, with cottages and smaller houses on tighter plots where a loft conversion is often the only way to gain a bedroom. Upperton and the roads behind the Grand Parade have the big Victorian and Edwardian houses where rear extensions and basement or garage conversions add real value.
Hampden Park, Langney and the estates towards the A22 are largely interwar and postwar: semis, bungalows and chalet bungalows with generous gardens. These are the homes where a single storey rear extension, a garage conversion or a loft room transforms the house without the planning complications of the conservation areas nearer the sea. Sovereign Harbour, on the eastern edge, is newer again, and the work there tends to be kitchens, bathrooms and finishing rather than structure.
Every service we offer, we offer here. These are the ones Eastbourne homeowners ask us about most. Every service
Single and double storey extensions, from the footings and the steel through to the last coat of paint.
Unused roof space turned into a proper bedroom, office or bathroom, with the stairs and the insulation done right.
Cold, half used garages made warm, dry and insulated, so you get a room you will actually live in.
Walls out, floors levelled, units fitted, and everything plumbed and wired by our own team.
Full bathroom and wet room fit outs, tanked and tiled properly so nothing moves in five years.
Block paving, sandstone and resin, laid on the right sub base with the drainage thought about first.
Much of the town centre, the seafront and Meads sits within conservation areas, and a good number of the Victorian villas are listed. That does not stop work happening, but it does mean extensions, dormers and even some window changes need a planning application rather than falling under permitted development. We have been through the process with Eastbourne Borough Council many times and will tell you at the first visit what your house will and will not allow. Further out, in Hampden Park, Langney and Willingdon, permitted development usually applies and a rear extension or loft conversion can go ahead with building regulations alone.
Single storey rear extensions on the interwar semis and bungalows of Hampden Park, Langney and Willingdon come top of the list, usually to open the kitchen up into one room with the garden. Loft conversions in Old Town and the Victorian terraces run a close second, because on those plots there is nowhere else for a bedroom to go.
Nearer the sea we are more often asked to renovate: full refurbishments of flats and houses that were last done decades ago, with the rewire, the plumbing and the plastering handled by our own team, and kitchens and bathrooms at the end of it. Driveways and patios fill in the rest of the year.
We are based in Polegate, so an Eastbourne job gets looked at quickly and visited often while it is running.
We know which parts of the town need a planning application and which do not, and we have been through the process with the council before.
Older Eastbourne houses usually need wiring work as part of any renovation. Ours is done in house, not subcontracted.

Yes, and we do it regularly. The main things to check are whether the house is in a conservation area or listed, which affects what needs planning permission, and the condition of the existing structure, which affects the price. We look at both at the first visit.
Yes, with our own qualified electricians. Older Eastbourne houses often need a rewire as part of a renovation, and we do that as part of the same job rather than bringing in a separate firm.

Yes, and it is one of the most common jobs we do in Old Town and the Victorian streets near the centre. The main things we check are the head height and where the new staircase will go.
