Rottingdean is the western end of our patch, a coastal village east of Brighton with a historic centre around The Green and the pond, and the twentieth century neighbours of Saltdean and Ovingdean either side of it. It is a run along the A27 and the A259 from Polegate, and one we make regularly.
O&S carries out renovations, extensions, loft conversions, kitchens, bathrooms and driveways across Rottingdean, Saltdean and Ovingdean. We are family run, with more than three decades of combined experience across the team, and our own electricians handle the wiring on every job.
The old village is a conservation area of flint cottages, larger period houses and the buildings around The Green, and much of it is listed. Work here is renovation and repair, with the flint, brick and lime worked in the traditional way and the electrics and plumbing brought quietly up to date inside buildings that will not allow much else to change.
Saltdean, next door, was laid out in the 1930s around the Lido and the seafront, and its distinctive interwar houses and bungalows climb the valley behind. Ovingdean is smaller and more mixed. Across both, the common jobs are loft conversions, single storey rear extensions, garage conversions and full kitchen and bathroom refurbishments on houses that have often had very little done to them since they were built.
The cliff top position means weather is a factor: render, roofs and windows on the seaward side take a battering, and a good part of our work here is putting right what the salt air has done.
Period renovation in the village, and extensions and conversions across Saltdean and Ovingdean. Every service
Tired or run down properties taken back and brought forward, room by room or all in one go.
Single and double storey extensions, from the footings and the steel through to the last coat of paint.
Unused roof space turned into a proper bedroom, office or bathroom, with the stairs and the insulation done right.
Walls out, floors levelled, units fitted, and everything plumbed and wired by our own team.
Full bathroom and wet room fit outs, tanked and tiled properly so nothing moves in five years.
Rewires, lighting and renewable energy installations, carried out by our own qualified electricians.
Rottingdean, Saltdean and Ovingdean fall under Brighton and Hove City Council rather than an East Sussex district, and the old village sits within a conservation area with many listed buildings. Alterations there usually need planning permission and, for listed houses, listed building consent. In Saltdean and Ovingdean permitted development normally covers rear extensions and loft conversions, though the city council has its own limits and some houses have conditions attached. We check before we quote and handle the application where one is needed.

The weather brings us work too. Render, roofs, windows and rooflines on the seaward side take a battering from the salt air, and putting them right properly, so they last, is a regular part of what we do along this stretch of coast.

Yes. It is the western edge of our patch, about forty minutes along the A27 and the A259, and we are there regularly enough for it to be worth it.
Yes. Flint, brick and lime need to be worked in the traditional way, and most of the old village is listed, so we agree the scope with the conservation officer first and then do the work properly.
