Renovating an older house is mostly about the order you do things in. There is no point in a new kitchen over a floor that moves, or fresh plaster over a wall that is damp, or decorating a room whose wiring is forty years old. Done in the right order, a renovation lasts. Done in the wrong order, it is redone in three years.
O&S refurbishes houses, flats and rental properties across Eastbourne, Hailsham, Hastings and the surrounding area, for homeowners who have bought somewhere that needs work and for landlords bringing a property up to standard between tenants. We take on whole houses or single rooms, and because we have our own electricians the rewiring that older houses usually need is part of the job.
One of our Checkatrade reviews came from a full refurbishment, electrics, bathroom and kitchen included, recommended to the customer by their conveyancing solicitor. That is the sort of job we like best.
Every older house hides much the same jobs. Click a room to see what usually turns up and what we do about it.
Missing or thin insulation, old wiring run loose across the joists, and the odd slipped tile letting daylight in.
Insulate to current standards, make the wiring safe, and put the roof right before anything below is decorated.
Cracked ceilings, single sockets on old circuits, and windows that rattle.
New ceilings, extra sockets on new circuits, and a skim so the walls are flat again.
Water damage under the bath, loose tiles, and an extractor that vents into the loft.
Strip out, tank, retile and vent the fan properly to the outside.
Blown plaster, a blocked fireplace, and a ceiling that has been patched more than once.
Replaster, open or make good the chimney breast, and replace the ceiling where it has failed.
Creaking treads, a loose balustrade, and the old fuse board under the stairs.
Fix or replace the staircase, and fit a new consumer unit as part of the rewire.
Damp at the back door, tired units and too few sockets for modern appliances.
Cure the damp at its source, then a new kitchen with the plumbing and wiring done properly.
The parts of the work we handle ourselves, which on most jobs is all of it.
Damp diagnosed and dealt with at the cause, and any rot or structural movement repaired.
Full or partial rewires by our own electricians, with a new consumer unit where the old one is past it.
New pipework, radiators and bathrooms, and boilers relocated where the layout changes.
Walls and ceilings replastered, artex and lining paper gone, and everything true and square.
Fitted as part of the same programme, so the services are already where they need to be.
Flooring, doors, skirting, painting and decorating, so the house is ready to live in.
The same four steps on every job, so you always know what happens next.
A walk round the whole property, so we understand what is behind the surfaces before we price it.
An itemised price, room by room, so you can phase the work if you want to.
Structural and services first, then plaster, then fit, then finishes. The right order, every time.
Tested, certified where it needs to be, cleaned, and covered by our 12 month guarantee.

Yes, regularly. We bring properties up to standard between tenants, including the electrical work, and we keep to a programme so the property is back earning as soon as possible.
Yes. Whole house renovations are the jobs we are best set up for, because the building work, the electrics and the plumbing are all our own people working to one programme.
Often, if the work is done room by room. We will tell you honestly at the first visit whether that is realistic for your job.
Yes, and we deal with the cause rather than covering it up. Rising damp, penetrating damp and condensation all need different fixes, and we diagnose which you have before we quote.
Yes. We work for landlords regularly, and we know the electrical and fire safety requirements a rental property has to meet. We can bring the whole property up to standard in one programme.
Yes. Most damp we see is caused by a specific fault, such as a failed gutter, a bridged damp course or a lack of ventilation, and we fix the cause before we make good the damage rather than covering it over.
Most projects turn into two or three of these at once, and one team doing all of them is the whole point. Every service
Walls out, floors levelled, units fitted, and everything plumbed and wired by our own team.
Full bathroom and wet room fit outs, tanked and tiled properly so nothing moves in five years.
Rewires, lighting and renewable energy installations, carried out by our own qualified electricians.
