Rye is the eastern end of our patch and one of the most distinctive towns we work in. The citadel, from Mermaid Street up to the church, is a medieval and Georgian town almost entirely listed, and below it the newer parts of Rye, Rye Harbour, Camber and the villages of Playden, Iden and Winchelsea have housing from every era since.
O&S takes on renovations, extensions, loft conversions, kitchens, bathrooms and barn conversions across Rye and the surrounding area. We are a family run firm based in Polegate, with more than three decades of combined experience across the team, and our own electricians handle the wiring on every job, which matters a great deal in buildings this old.
Inside the old town the houses are timber framed, tile hung, weatherboarded and Georgian brick, on cobbled streets where a van cannot always park outside the door. The work is renovation and repair, sympathetic alteration where consent allows it, and bringing services up to date inside buildings that have stood for four or five hundred years. It is slow, careful work, and the kind we like.
Below the hill and along the roads out of town, Rye has Victorian, interwar and postwar housing where extensions, loft conversions and kitchens are much more straightforward. Rye Harbour and Camber are newer again, with bungalows, chalets and holiday homes that suit refurbishment, and Camber in particular has a stock of properties that owners want brought up to a standard they can let.
The countryside around Rye, towards Playden, Iden, Peasmarsh and Winchelsea, has farmhouses, cottages and a fair number of redundant agricultural buildings, and barn conversions are a particular part of our work out here.

The old town of Rye is a conservation area with one of the highest concentrations of listed buildings in the country, administered by Rother District Council. Most alterations to a listed house need listed building consent, including many internal changes, and we work with your architect or the conservation officer to agree what can be done before we start. Access is its own challenge on the cobbled streets, and we plan deliveries and skips around it. Outside the citadel, permitted development usually applies to rear extensions and loft conversions on the twentieth century housing, subject to the normal limits.
Inside the citadel it is renovation, repair and the careful updating of services in listed houses that are hundreds of years old. It is slow work with a conservation officer often involved, and we plan it that way. Below the hill and along the roads out of town it is rear extensions, loft conversions and kitchens on twentieth century housing.
Camber and Rye Harbour bring refurbishments of bungalows, chalets and holiday lets that owners want brought up to standard, and the countryside around Playden, Iden and Winchelsea brings barn conversions and farmhouse renovations.
