Hastings has some of the most interesting housing in East Sussex and some of the most demanding to work on. From the timber framed and Georgian houses of the Old Town to the Regency terraces of St Leonards and the Victorian streets that climb the hills between them, a great deal of the town was built before modern standards existed, and a lot of it has been divided, altered and patched over the years since.
O&S carries out renovations, extensions, loft conversions, kitchens and bathrooms across Hastings and St Leonards. We are a family run firm based in Polegate, and we are proud sponsors of Hollington United Community FC, so the town is more than just a place we work.
The Old Town, around All Saints Street and the High Street, is the historic heart: timber framed and Georgian houses on narrow plots, most of them listed, all of them in a conservation area. Work here is about repair, sympathetic renovation and doing the electrics and plumbing properly inside a building that will not let you move a wall. It is careful work and we enjoy it.
St Leonards was laid out as a planned resort in the 1820s, and its Regency and early Victorian terraces are now a mix of family homes, flats and houses being brought back from years of neglect. Full refurbishments, rewires, bathrooms and kitchens are the bread and butter here, often for buyers who have taken on a project.
Above and behind the seafront, the Victorian streets of Bohemia, Silverhill and Ore are bay fronted terraces and semis where loft conversions and rear extensions add the space a growing family needs. Hollington, where we sponsor the community football club, is largely interwar and postwar housing with the gardens to take an extension and the garages to convert. Fairlight and the villages to the east are more rural, with older cottages and bungalows on bigger plots.

Rewires, lighting and renewable energy installations, carried out by our own qualified electricians.
A large part of Hastings and St Leonards is covered by conservation areas, and the Old Town and the Burton St Leonards area have many listed buildings. Planning through Hastings Borough Council is a normal part of work here and we build it into the programme rather than treating it as a surprise. For listed houses we work with your architect or conservation officer on what can change, and we are used to matching original materials and details so the repair does not shout.
Full refurbishments lead the way in Hastings and St Leonards. So many houses here were divided, patched and left for years that the most common call is somebody who has bought a project and wants it done properly from the wiring out. We strip back, sort the structure and the services, and then finish it room by room.
Loft conversions and rear extensions on the Victorian terraces of Bohemia, Silverhill and Ore are the next most frequent, along with garage conversions in Hollington and the newer parts of the town, and the kitchens and bathrooms that go with all of it.
Timber frames, lime, tile hanging and slate all need the right approach. We have it.

Yes. Repairs and renovations to listed houses need listed building consent for most changes, and we work with your architect or the conservation officer on what is allowed. We are used to matching original materials so the work sits properly.
Yes, TN37 and TN38 as well as TN34 and TN35. A lot of our Hastings work is full refurbishments of St Leonards houses being brought back into use.
Yes, with our own electricians. Most older Hastings houses need a partial or full rewire when they are renovated properly, and we do it as part of the same job.
We are in Polegate, about half an hour along the A259 or the A27. It is well within our patch and we are in the town regularly.
